The Origin

When Álvaro Siman started working with HOAs and condominiums across Broward, Miami-Dade, and Palm Beach counties, he noticed a pattern that no one was talking about: property managers, boards, and vendors were all working hard — but never together.

Maintenance requests got lost in email threads. Vendor histories lived inside someone's phone. Inspection notes disappeared after a board member resigned. Every property was, in a sense, starting from scratch every few years — with no institutional memory and no operational continuity.

The Siman Method™ was the answer. A structured operational framework — built not in a classroom, but across hundreds of real units, real buildings, and real problems in South Florida. A practical system that gave every property a shared language, a consistent process, and a record that survives beyond any single person.
